I own a Coach House (2 story property with first floor living area and 3 garages on the ground floor), 2 of the garages are on 999 year leases to nearby homes. 1 tenant is in breach of covenant (for 4 months now). Have tried a solicitor’s letter = no result. Applied for Enforcement but First-tier Tribunal say they don’t have jurisdiction as its a garage and not a dwelling. Any ideas HOW I can enforce this tenant’s lease … without costing myself a fortune? He’s a real unpleasant character.
